Dr. Depew has been qualified as an expert in comprehensive planning, policy analysis, zoning, transportation planning, and related areas in a variety of circuit courts throughout the State of Florida, including the Eighth Judicial Circuit in Alachua County, as well as in Federal Court and in Florida Administrative proceedings conducted under Chapter 120, F. S. Additional areas of expertise include traffic analysis, policy analysis, eminent domain-related planning issues, demographics, and statistical modeling.
Real Estate Survey Services
ALTA/NSPS Survey
A land survey is made for a title company and/or lender with the survey and location data needed for the issuing of title or mortgage insurance. ALTA/NSPS is an acronym for American Land Title Association/National Society of Professional Surveyors. These surveys are most often used for large-scale financial investment real estate transactions, such as shopping centers, public building, schools, large acreage tracts, or in litigation cases.
As-Built Survey
A survey of existing improvements where all information is recorded on a map and provided to the proper government authority for recording.
Boundary Survey
A survey made to establish or to re-establish a boundary line on the ground or to obtain data for constructing a map or plat showing a boundary line.
Condominium Plat
The compilation of boundary survey, site plans, floor plans, and architectural elevations to delineate common elements and private ownership within a development, as defined by Chapter 718, FS.
Control Survey
A survey which provides horizontal and vertical position data for the support or control of subordinate surveys.
Easement Preparation
The use of a sketch and description to define an area where limited rights are granted to others.
Environmental Survey
A survey performed to map the location of sensitive areas as determined in the field by an environmentalist.
Evidentiary Survey
The creation of a map to show the conditions on the property that can be used in legal proceedings.
Expert Testimony
When a situation arises in a dispute over property, a surveyor can be asked to assess the evidence and give their professional option.
GPS Mapping
The use of global positioning satellites for the mapping of property, utilities and any other representation.
Hydrographic Survey
A survey whose principal purpose is to determine data relating to the bodies of water, such as depth of water and configuration of the bottom.
Infrastructure Survey
A survey where structures and facilities (buildings, roads, underground and above ground) are located and a survey is produced.
Legal Description
The written description of a parcel of land that is unambiguous and concise enough that all surveyors will make the same determination as to the location on the ground of the land described.
Record Plat/Platting
A map of a subdivision of land, usually prepared in accordance with state plat statures, or local subdivision regulations, or both.
Residential Mortgage Survey
A survey performed to satisfy lenders where the property is mapped to show all improvements. This also serves as a boundary survey.
Route Survey
A survey performed to map an area for the purposes of roadways and utilities rights-of-way.
Sketch and Description
A document produced with a map portion and a legal description. There are many uses for a sketch and description, such as dividing property and the creation of easements.
Special Purpose Survey
Any survey that involves special or unusual application and doesn’t fit any of the State of Florida’s definitions of different types of surveys.
Survey Research
The collection of governmental and private records to determine ownership, easements and special conditions for a parcel.
Topographic Survey
A survey which has for its major purposes the determination of the configuration of the surface of the ground and the location of natural and artificial objects thereon.
Utility GPS/GIS Mapping
The process where utilities are located in the field and then mapped and inventoried for maintenance and future planning.
Wetlands Survey
The mapping of evidence left by an environmentalist defining the wetlands delineation.
