Timber Creek
Timber Creek is a 695-acre mixed-used project located at the intersection of Daniels Parkway and State Road 82 in eastern Lee County. The property is currently being utilized for agricultural activities; however, for the past four years, Morris-Depew Associates has been coordinating with the property owner and Lennar to secure development permits for a 1,310 residential subdivision as well as a 250,000-square-foot, 100-room hotel and 50 unit multi-family complex.
Project Summary
The firm’s efforts began with a full due diligence of the property and entitlement strategy. Once contract negotiations were complete, the firm began preparation of a Comprehensive Plan Amendment to move the property from the Density Reduction/Groundwater Resource Future Land Use to Sub-Outlying Suburban and a companion Planned Development rezoning for the residential and mixed-use development tracts.
During this year-and-a-half process, all of the firm’s departments collaborated in the design and permitting.
Wetland Surveys were performed to accurately map the wetlands on site to support a jurisdictional wetland determination by the South Florida Water Management District. Once affirmed, the wetland locations were also incorporated into the Comprehensive Plan Amendment request ensuring the Future Land Use Map reflected “on the ground” conditions.
Land Planning – Michael Ekblad, Director of Landscape Architecture began the conceptual planning process with Lennar and North American Properties in 2014 to develop various residential and commercial designs and maximize the property’s access despite the pending FDOT Continuous Flow Intersection Improvements pending on SR 82. The ultimate conceptual design was incorporated into the Master Concept Plan and is now being permitted through the ongoing Development Order applications.
Civil Engineering work included full design for the subdivision as well as establishing a surface water management plan for the property to ensure proper drainage and roadway infrastructure plan to support the community’s growth. Engineering Services to support the permitting and construction of the subdivision are ongoing.
