SWFL International Commerce Park
The team of Morris-Depew-Associates was first brought on board in 2002 to facilitate the first zoning request to rezone a 207-acre parcel from Agriculture to Industrial Planned Development. The approval allowed for a maximum of 1.3 million square feet of industrial, commercial office/retail on approximate 180 acres of the site. As part of the approval, 180,000 square feet was designated as much-needed office space, while another 60,000 square feet was designated for retail use.
The firm has maintained an ongoing working relationship with the facility, including further rezoning efforts conducted in 2015 for other parcels of the property for future industrial use.
The team has also provided infrastructure zoning and permitting services to ensure approved commercial usage as well as constructing staking and platting to ensure site dimensions and correct positioning.
Since 2004, the project has expanded, as a result of its highly desirable location on Ben Hill Griffin and bounded by I-75 and RSW. Along one of the highest traffic corridors and in close proximity to numerous hotel, retail and restaurant developments north of Alico Road, the potential for the site has proven successful as evidenced by high-profile occupants, including Head Pinz, Clive Daniel, Holiday Inn and additional warehouse facilities. Select spaces are still available within the subdivision.
The Complex also satisfies the pent-up demand for space that can be utilized for manufacturing, distribution and e-commerce, which is growing substantially each day with the continued growth of online shopping.
